Noel Park is one of our priority, large scale refurbishments and will see us invest over £22m to
- replace bathrooms and kitchens
- make homes more energy efficient
- bring homes up to the decent homes standard
We completed phase one of the project, some 103 tenants’ homes in June 2025. Planning for phase 2 of the scheme – upgrading a further 131 leasehold and council homes – is underway with all work scheduled to be completed by December 2026.
This a technically challenging project in that it has required us to winch new, prefabricated bathroom and kitchen ‘pods’ over people’s homes to install them at the back.
In addition to replacing existing ‘pods’, we are also:
- installing new windows and front entrance doors
- replacing roofs
- fitting new boilers where needed
- undertaking external repairs
These are all in line with the requirements of the Noel Park Conservation Area.

Project history
Farrant and Moselle Avenues
During December 2022, our contractor Equans upgraded a number of empty properties, to provide temporary homes for residents while their new kitchen and bathroom extensions were installed.
The first modular extension of the year was craned to the rear of a property on Farrant Avenue back in January 2023 and residents moved back in 2 months later.
Gladstone Avenue
External works began on properties in Gladstone Avenue from Spring 2023 and included:
- garden clearance
- scaffolding
- roof renewal
- windows
- brickwork
- decoration repairs
- front entrance doors
These were followed by the installation of double and single-storey modular extensions on Gladstone Avenue from Autumn 2023.
Leaseholder contributions
As with all major works projects, leaseholders are obliged to contribute towards the cost of the works on their property, in line with the conditions set out in their lease.
We offer leaseholders a range of payment options and are always happy to discuss these on an individual basis.
