New Spurs Planning Applications Received for Northern and Southern Development:
Two new planning applications have been submitted by Tottenham Hotspur Football Club as part of the Northumberland Development Project, these are in relation to proposed development at the north and south ends of the stadium site.
- Northern Development (HGY/2011/2350): Proposed demolition of buildings and development of a foodstore (Use Class A1) together with educational uses (Use Class D1); stadium-related uses (Use Class D2); showroom/brand centre (sui generis); and associated facilities including car parking, the construction of new and altered vehicle and pedestrian accesses, private open spaces, landscaping and related works.
- Southern Development (HGY/2011/2351): Proposed demolition and redevelopment to provide housing (Use Class C3) college (Use Class D1) health centre (Use Class D1) and health club (Use Class D2) together with associated private and public open space, car parking, landscaping and related works; and altered footways, roads and vehicular accesses. Outline application with details of appearance, scale and landscaping reserved for subsequent approval.

What is a major development?
Major Developments can be defined as either:
- Large scale Major Developments
For dwellings, a large scale major development is one where the number of residential units to be constructed is 200 or more. Where the number of residential units to be constructed is not given in the application a site area of 4 hectares or more should be used as the definition of a major development. For all other uses a large scale major development is one where the floor space to be built is 10,000 square metres or more, or where the site area is 2 hectares or more.
- Small scale Major Developments
For dwellings, a small scale major development is one where the number of residential units to be constructed is between 10 and 199 (inclusive). Where the number of dwellings to be constructed is not given in the application a site area of 0.5 hectare and less than 4 hectares should be used as the definition of a small scale major development. For all other uses a small scale major development is one where the floor space to be built is 1,000 square metres and up to 9,999 square metres or where the site area is 1 hectare and less than 2 hectares.
How are major planning applications determined?
Major planning applications are given 13 weeks in which to be determined as they are more complex and usually require a greater level of consultation and negotiation.

To view the planning history for a site, use the view planning applications (link opens in new window) facility. To find out whether the property is affected by any planning policies by way of its location, please contact the Planning and Regeneration Service on 020 8489 1000. Once you know which, if any, policies are relevant, view them in the Unitary Development Plan (UDP) section.
