Heartlands transformation gets green light
Exciting plans for Wood Green’s Haringey Heartlands site – offering more than 1,700 homes, a new open space and an abundance of employment opportunities – got the go-ahead last night from Haringey Council planners. These will now be referred to the Mayor of London for his decision.
The site, which takes in the old Clarendon Gas Works, Olympia Trading Estate and land on Western Road, will be transformed into a bustling, vibrant and mixed neighbourhood, with homes, retail, office space and food and drink options. It will have a new much-needed public open space, a civic boulevard linking the east and west of Wood Green and a bustling public square for events and activities.
Planning permission had already been granted, but last night developers St William got approval to expand the site further. The decision means that a wide mix of new modern homes will be available to rent and buy – a total of 1,714, compared to 1,056 in previous plans. The new plans include 444 affordable homes, more than double the 205 before, and including 176 affordable rent. There will also be an increase in commercial space, opening up opportunities for a wide range of businesses.
As part of the development, St William will be putting £25million back into the community through the Community Infrastructure Levy – a planning charge that helps to improve facilities and the environment for residents. And construction jobs and full-time apprenticeships will be on offer to Haringey residents as the development unfolds.
The site will also provide an energy centre for the council’s planned Wood Green heat network.
Following feedback from residents, the updated plans also hold the potential for the Moselle River to be brought back above ground in the future, providing that it passes water tests. There are also plans to improve walking and cycling conditions on key routes in the area.
It is part of much wider plans for Wood Green, which – if adopted – will bring a total of 4,000 new jobs, 6,400 new homes and a transformed and thriving town centre.
