Repairing Your Property

If I’m letting directly to tenants which repairs are my responsibility?
You are responsible for the structure, washbasins, sinks, bath and other sanitary installations. You are also responsible for heating and hot water installations, the drains, water, gas and electricity supplies and common areas – for example stairs.

Which repairs are my responsibility if I am letting through the council, a housing association or a letting agent?
This depends. Your management or leasing agreement should state who is responsible for which repairs.

What is the law on gas and furniture safety?
You must ensure that the gas supply and appliances are safe. You must have gas appliances checked every year and anyone working on them must be registered with CORGI. All furniture that you provide must comply with the furniture regulations.

How else can I finance repairs to my property?
You could get a loan and you should apply to your own building society or bank first. They will want information on the proposed repairs and the likely level of rent you would get once the property has been renovated. Local letting agents will have information on rent levels.
