If you are a landlord and are interested in letting your property to the Council or a letting agent we have plenty of options for you.

Private rented property is a vital source of housing for Haringey residents. Haringey Council is actively seeking to work with our private landlord partners to raise standards throughout the borough.

Partnership letting with Haringey Council

1. Landlord Direct Letting Scheme (LDLS)

This scheme is for landlords who wish to let and manage their property themselves. In this case the landlords have the advantage of not paying agency fees. In fact, we could pay you a scheme payment equivalent to eight weeks rent for a fixed term tenancy lasting one year; or 11 weeks rent for a tenancy lasting three years made payable to the landlord.

The council will provide support to the landlord in letting the property and if there are any problems during the tenancy the council will provide further support. Other benefits to landlords include:

  • A property check visit and advice on standards
  • Potential tenants screened for eligibility
  • No obligation to accept tenants
  • Fast track housing benefit assessments
  • Extra scheme payment equal to up to 11 weeks rent
  • Assured Shorthold Tenancy agreements provided and completed on your behalf for 12 or 36 months

2. Accredited Letting Scheme (ALS)

This scheme is for landlords who prefer to use the services of a professional letting agent for management and rent collection. This is provided by our Accredited Letting Agents who are all members of the National Approved Letting Scheme. Our agents offer competitive rates for landlords using this scheme. Additional benefits include:

  • Four weeks rent deposit and four weeks rent in advance
  • Additional £500 for a second term tenancy renewal
  • All matters related to the letting of the property handled by the agent who will have the support of fast track housing benefit assessments
  • Potential tenants screened for eligibility
  • No obligation to accept tenants
  • All matters relating to the letting dealt with on your behalf with the support of Haringey Council.

Letting your property through an agent

If you want to let your property through a letting agent there are a number of issues to consider.

Fees

Agents will charge a fee of 5% to 15% of the rent, depending on the level of service they provide.

Services

Agents may deal with a number of issues, such as finding you a tenant, collecting the rent, dealing with repairs and serving notice on the tenant to leave.

Management agreement

A management agreement will tell you what fee the agent is charging and what services they will provide. Read the agreement and check you are happy with the terms.

Finding an agent

To find an agent you could look in the local newspapers or local telephone directory.

Letting your property directly to a tenant

If you want to let a property directly to tenants there are a number of issues you will have to address including:

  • Finding tenants and fixing rents
  • Tenancy agreement
  • Repairing your property
  • If you let your property, whether it is a house, flat, bedsit or room in a house, you are incurring a legal responsibility and you should get independent legal advice before letting a property.

Schemes currently suspended

Easy to let

Suspended until further notice.

If your property is in Haringey and ready to let now, we can offer you:

  • a lease for at least two years and up to 10 years
  • free management
  • free internal maintenance
  • help with insurance
  • guaranteed rent, even if the property is empty
  • compensation for any malicious damage to your property

Repair to let

Suspended until further notice.

If your property is in Haringey and needs repairs such as rewiring or a damp-proof course and you need help with organising and paying for repairs we can:

  • inspect your property and list all necessary repairs
  • introduce you to approved builders and help you to organise the work
  • inspect the works on site and help you check the work is completed satisfactorily
  • pay the builder and deduct the cost of the repairs (including a 3% administrative charge) from the rent we pay you

When it is repaired Haringey Council will lease it from you for at least two years and up to 10 years and offer you:

  • free management
  • free internal maintenance
  • guaranteed rent, even if the property is empty
  • compensation for any malicious damage to your property

There are also grants available for properties in disrepair.

Buy to let

Suspended until further notice.

If you want to buy a property in Haringey with a Buy to Let mortgage and let it to the council we can:

  • inspect your prospective property and advise you on repairs
  • advise you of the rental income you will get from us or a housing association
  • provide confirmation of the rental income to your mortgage company

Once you have bought the property Haringey Council can offer you:

  • a lease for at least three years and up to 10 years
  • free management
  • free internal maintenance
  • guaranteed rent, even if the property is empty
  • a 5% increase in the rent we pay you at the start of years four and seven
  • compensation for any malicious damage to your property
