Tottenham is open for business. Our draft vision for the future is that Tottenham will be a thriving place where people choose to live, work and stay throughout their lifetimes.

Achieving this is a challenge, but it is one that the Council and the Greater London Authority (GLA) are determined to achieve. The Council and the GLA are currently negotiating an investment package for Tottenham that will be used to ‘pump-prime’ the area and bring forward development on key strategic sites and in physical and social infrastructure.

Tottenham has the locations and opportunities to become London’s next big regeneration project. It is a key strategic location within the Upper Lee Valley Opportunity Area within the London-Stansted-Cambridge-Peterborough growth corridor and is well connected by road and rail to the City and West End in the Central Activities Zone.

An Upper Lee Valley Opportunity Area Planning Framework (OAPF) is being developed by the GLA and local boroughs that sets the strategic framework for delivering 15,000 new homes and jobs over the next 20 years. The A1010 Tottenham High Road corridor and Tottenham Hale will play a key role in delivering this growth due to the following factors:

  • Good quality national accessibility by road and rail
  • Proximity to important international and national markets through these transport connections
  • A rich historic environment with significant heritage assets
  • A culturally and ethnically diverse, young and entrepreneurial community

Tottenham has also seen the delivery of some major development schemes and infrastructure investment in recent years. These have been concentrated on the High Road (over £5m of major transport and heritage improvements) and the Tottenham Hale Opportunity Area (the £400m Hale Village scheme and the start of the £40m gyratory improvement scheme), benefiting as they do from good existing transport connectivity and community infrastructure.

  5. Tottenham Hale - building on £400m Hale Village scheme to create new town centre
  6. The High Road - opportunity for intensification of uses and high quality housing that builds on the Georgian, Victorian and Edwardian built heritage
  7. Tottenham Green - cultural, education and leisure destination with significant visitor attractors, anchored to the south with potential major mixed use development at Ward’s Corner
  8. Lee Valley Regional Park - London’s largest open space and 400ha of waterways, marshlands and parks adjacent to Hale Village
  9. A young, enterprising and ambitious population - over a third of people who live here are under 25
  10. Public sector flexibility across land holdings, assets and planning powers and utilisation of innovative funding schemes, as well as major pump priming investment from the GLA and Haringey Council.
