Comment on Applications

Community involvement in the planning process is important to us and we have procedures in place to ensure that anyone can express their opinion about, and object to, major planning projects as well as individual planning applications.

How to comment on applications

Before sending us your comments, please look at the planning application. You can find all current planning applications via the ‘View current applications’ button below. Each current application will include an option to add your comment.

If you prefer you can search for a specific application via the reference number or address on the application search page. You can find reference numbers for recently received applications on our weekly lists page.

Please also note the consultation dates of the application (as stated on the public advert, notification letter or online details). The closing date is usually 21 days from the start date of the letter or notice.

What to include in your comment

Please ensure you include your name and address with your comment. The Publishing Comments section below explains why we need this information and where we publish it.

We will only consider comments or objections that are 'material' and relevant to planning. For example:

  • Principle - If you feel that the very nature of the proposal is inappropriate and that the use of land/property should not change.
  • Overlooking - The proposal would lead to previously private areas being overlooked.
  • Overshadowing - The height or closeness of the development would be such that unreasonable overshadowing would occur.
  • Disturbance - There would be unacceptable intrusion in the form of noise nuisance, general disturbance, odour, etc.
  • Overbearing - The scale of the works means that the property/premises has an oppressive impact on surrounding areas/houses.
  • Out-of-character - If the design of the development, its scale and use, is such that it appears to be out-of character with its surroundings.
  • Road Safety - The development may lead to a significant impact upon road safety.

We will not consider:

  • Issues covered by other legislation for example Building Control
  • Disputes over boundaries
  • Loss of value to a property, loss of view, and potential difficulties in property maintenance;
  • Private interests of objectors, the effect of the proposal on property values and competition between rival companies

If you prefer to make your comment in writing, please quote the application number and clearly explain your objections, comments or support. Please also ensure that you include your name and address, which will be published (please see Publishing Comments for guidance on this).

What happens to my comments?

All comments submitted will be passed to the relevant planning case officer for consideration in the preparation of their planning report and planning recommendation.

All consultees will be sent information if and when the application is due to be considered by the Planning Sub-Committee.

If you have commented in writing we will write to you to tell you the decision, however if you have commented online or via email and therefore have access to our online facilities you will be able to check the status of the application via our View Applications page.

Publishing comments

Comments relating to planning applications form part of the Statutory Register. It is good practice to publish information given by applicants and objectors on the council website.

We will only consider comments where the name and address of the person making the comments is given. Anonymous comments will not be taken in to account. Letters and emails of comment (including petitions) will form part of the public register of planning applications and will be published in full on our website. This means that your comments can be seen and copied by other people.

You should not include any personal information in your letter or email which you are not happy to have displayed on the website. Your name and address must be given, but other information such as your telephone number, email address or signature is not required. If you wish to submit comments by email but do not want your email address made public, you should send the comments as an attachment to the email to avoid publication of your email address.

If we receive comments about a planning application that are considered to be defamatory to another person, these remarks will not be included in any reports or published on the council's website. This is because publishing a defamatory statement may constitute a libel.

Petitions

Planning petitions should include a data protection statement which includes clarification that all those who have signed the petition are aware that their information will be placed in the public domain. We suggest that you include a statement on your petition to notify those who sign the petition that their information will be placed in the public domain and that they should not include personal information about a third party (including family members).
