Energy Efficiency Information for Landlords

Introduction

Haringey Council is particularly keen to encourage landlords to take advantage of all available assistance to improve the energy efficiency of their properties. This page gives brief details of the schemes available with further information on each scheme accessible via clicking on the links to the left.

The Landlords Energy Saving Allowance

Under the terms of this scheme private and corporate landlords can deduct the cost of insulation (up to a maximum of £1500 per property) when calculating their profits from letting residential property.

There is no need to 'apply' for this allowance:

  1.        Simply pay for and install the insulation in each property you let
  2.        Enter the details on your income tax return to claim the relief.

Enhanced Capital Allowance

The Enhanced Capital Allowance enables all businesses that pay UK corporation or income tax to claim a 100% first year capital allowance when purchasing energy efficient equipment.

Again, an ECA claim is made as part of a normal corporate or income tax return, with no need to complete an application form etc.

Grants for Tenants

Don't forget that if your tenants are in receipt of means tested benefits they may be able to apply for the Warm Front Scheme or to the British Gas 'Warmth and Comfort' Scheme

Under the terms of the Warm Front Scheme you could receive up to £4700 worth of heating and insulation improvements, so if you think your tenants may be eligible please contact the Warm Front Team on 0800 316 2805 or by clicking on the link provided in the external links section at the bottom of the page.
