Important information when applying online

  • We prefer to have all attachments as pdf files, although we will still accept attachments of varying file types
  • Please turn off any pop-up blockers and autofilling tools because this may affect the form as you complete the e-form
  • Please do not use the Back button at any time while completing the form because this may cause your data to be lost
  • Upon completion of payment, please click the 'Continue' button to add any attachments to your application

Charges and fees

VAT increase

Due to the VAT increase coming into effect from 1st January 2010, the Building Control fee schedule has been changed to show the new VAT rate of 17.5%.

The actual fees have not changed from 2009; it is only the VAT element. Please see the new charge schedules in the attached files section below.

The fees may change in April 2010 as a result of proposed new Local Authority Building Control Fee Regulations.

New fee sheets will also be available at the Planning and Building Control Reception at the 639 High Road, London N17 8BD.

Since 1 April 1999 Building Control charges have been set by each Local Authority.

Types of charges

  • Schedule 1: Charges for one or more dwellings under 300m2
  • Schedule 2: Charges for certain small buildings and extensions
  • Schedule 3: All other work based on the estimated cost of the building work

The charge is generally split into two parts:

  • Plan fee - submitted with your application
  • Inspection fee - Payable as soon as you commence work

Please note

  • Where you submit a Building Notice, both charges must be paid when you submit the Notice
  • Where you request a Regularisation Certificate, the charge is the Building Notice charge plus 20% (this charge does not attract VAT)
