Local Housing Allowance is used to work out how much housing benefit you get if you rent privately.

Local Housing Allowance Rates

The Local Housing Allowance looks at the location and the size of the accommodation not the rent being charged.

The maximum amount we can pay in Housing Benefit is the Local Housing Allowance rate set by the Valuation Office Agency. Rates are capped at a maximum of 4 bedrooms.

Rates are provided by the Valuation Office Agency. New rates are set each year from 1 April - 31 March.

Changes to rates

Claims are reviewed every April and use the rate set at the same time.

The rate will change if there is a change that affects the number of bedrooms you are allowed to claim for. For example, if a child reaches the age of 16 or if someone moves out.

It is important to tell us if your circumstances have changed to make sure you're paid the right amount and avoid overpayment.
